PITI calculation
Computes all four components of a mortgage payment: Principal and Interest (P&I), property Tax, homeowners Insurance, and Private Mortgage Insurance (PMI).
PMI auto-trigger
PMI is applied automatically when the down payment is below 20%. The tool also calculates the month when you reach 20% equity and PMI can be removed.
Four-segment donut chart
A colour-coded SVG donut shows the share of your total monthly payment allocated to P&I, tax, insurance, and PMI, giving an immediate sense of cost structure.
Loan term options
Choose from 10, 15, 20, or 30 year fixed terms. Changing the term adjusts the monthly P&I and the total interest paid over the life of the loan.
